What we check
We review alarm locations, condition and manufacture dates.
We clean and test alarms as applicable and check interconnection.
We identify faulty, missing or expired alarms and explain the work needed.
We provide a written report of our findings after the visit.
The number and type of alarms required depend on the property layout and existing system. An inspection helps us give accurate advice and a quote for any upgrade.
Smoke alarm responsibilities in a rental property
Queensland law gives landlords and tenants different tasks. A service provider can help with the work, but the landlord remains responsible for the property meeting the requirements.
Landlord or property manager
- Ensure the rental has compliant interconnected photoelectric smoke alarms in the required locations, and arrange repair or replacement when an alarm is faulty, missing or expired.
- Test and clean each alarm within 30 days before a new tenancy starts, including a lease renewal or extension. Replace any flat or nearly flat replaceable batteries during that pre-tenancy period.
- Tell us the new lease or renewal start date when booking, so the visit can be scheduled in the required window. Keep the service report for your property records.
Tenant during the tenancy
- Test and clean each smoke alarm at least once every 12 months, following the manufacturer's instructions.
- Replace flat or nearly flat user-replaceable smoke alarm batteries during the tenancy, where the alarm has them.
- Tell the landlord or property manager promptly if an alarm is faulty, damaged or missing. Do not remove, cover, paint, disconnect or otherwise interfere with an alarm.
For the full rules, see the Queensland Fire Department and Residential Tenancies Authority.
Need an upgrade?
Queensland rental properties have requirements for interconnected photoelectric smoke alarms. We can inspect the existing installation, identify any gaps and quote the work needed. An existing hardwired alarm that is replaced must remain hardwired and be interconnected with the other required alarms.
Selling your investment property?
We can arrange a pre-sale smoke alarm inspection and report. See our Sales Properties page for details.
Ready to book?
Send us the property address, number of bedrooms and storeys, access arrangements, any known alarm issues and your preferred service. We will confirm the next steps and any separate work before proceeding.
